New luxury homes at the former Pleasurama and funfair site are now selling faster than ever, with more than 60% of properties reserved within 24 hours of going live.
Blueberry Homes announced the availability of the third phase of properties for Royal Sands Ramsgate last Friday to keep up with rising demand; within 24 hours of the announcement, only 9 of the 22 phase three properties were left.
Property developer Blueberry Homes started work on the £50 million Royal Sands Ramsgate development beside Ramsgate Main Sands in July 2020, but high demand and construction speed means the project is almost already 12 months ahead of schedule.
The three-year development includes the construction of 106 luxury apartments, as well as 60-bed hotel and leisure facilities, including shops and food outlets. Named ‘The Sail’, phase three of Royal Sands comprises 22 luxury apartments with uninterrupted sea views and private parking.
Phase three follows from the success phases one and two, which were sold well ahead of schedule. Within eight weeks of phase two going live, Blueberry Homes sold 46 properties, including all 21 from phase two.
New residents began moving into phase one properties earlier this year, bringing Blueberry Homes much positive feedback for Royal Sand’s impressive sea views and beachfront location.
“To already be launching phase three properties for Royal Sands Ramsgate almost 12 months ahead of schedule is testament to its prime beachfront positioning, uninterrupted sea views, private parking, and culture-rich location as well as Thanet’s easy access to London.” Said a Blueberry Homes spokesperson.
“Demand is higher than we could have ever imagined when we began this project to help restore and regenerate Ramsgate’s seafront, proving Ramsgate as a desirable coastal relocation spot.”
A national report in 2021 published by Property Market Index.com discovered a rising demand from Londoners wanting a home by the sea, suggesting that people working from home due to COVID needed more space at an affordable cost, wanting to leave the urban confines of the city after a year of multiple lockdowns.
In the latest Property Market Index Rating, Ramsgate was listed as the number one most desirable coastal town to relocate to from London.

The Thanet towns of Ramsgate, Broadstairs and Margate were recently confirmed by Met Office data as the UK’s coastal sunshine capital, receiving the most sunlight on average each year out of any UK seaside destination, and in October, Kent’s Heritage Coast, which includes Ramsgate, was ranked the fourth-best location to visit in the world by Lonely Planet as part of its best in travel 2022 guide.
